Smith Tower Renovation
Seattle’s First Skyscraper
At its completion in 1914, the Smith Tower was the tallest structure in the world outside of New York City. Mithun brought the 42-story landmark into the 21st century through the design of new office space, lobbies and storefronts, together with upgrade of seismic, structural, electrical, mechanical and communications systems throughout the office tower. Now this Class A office space competes with newly constructed highrises.
The Missing Piece
The heart of the renovation is the infill of a 21-story, east-facing light well that gave the original floor plate an awkward U-shape. This design decision expanded the total leasable space by 15,000 sf and provided valuable space for seismic reinforcement.
Carefully balancing contemporary office needs and historic authenticity at each step of the renovation, Mithun successfully met the requirements of no less than four separate jurisdictions charged with maintaining the historic integrity of the landmark.
