The Sterling of Pasadena
Overview
The Sterling at Pasadena explores the potential of Sunrise Senior Living’s new model for housing, known as Condos for Life®, in which an elder purchases a condominium and receives supportive services at home according to changing needs over time.
Located within an historic neighborhood, this luxury senior living community two blocks from downtown Pasadena. The site contains a mix of mansions and gardens constructed in the early 1900s along with buildings and mature park-like open spaces created by a private college in the 1960s. Several obsolete college buildings will be torn down. The 1910 Merritt Mansion and its two gardens (walled and formal Italian) are integrated into the project. New construction consists of five and six story buildings connected by a bridge at one level. Nearly all parking is subterranean in order to preserve open space.
The neighborhood’s love for this site resulted in a zoning district with specific guidelines, which allows a transfer of density by consolidating new development and maintaining the existing park-like open space. Sunrise and Mithun worked with the City of Pasadena and neighborhood groups to preserve and promote public connections throughout the entire site. Following a full EIR, numerous meetings and a City council hearing and vote, the project has the full support of its neighbors and the City. With the careful integration of site design, this project is ideally situated to test the marketability of this new model with maximum opportunities for seniors to live as active, engaged members of a larger community – enjoying beautiful, uplifting surroundings along with the individual support required to age gracefully.
