Mithun joined Bayview Senior Services and Jonathan Rose Companies to celebrate the ribbon-cutting of Oscar James Residences in San Francisco on November 7th. Mayor Daniel Lurie helped cut the ribbon, with community activist and namesake Oscar James in attendance as an honored guest.
This $104.3 million affordable housing project in the redeveloped Hunters Point Shipyard area provides 112 new homes in two buildings for low-income families. Generous gathering spaces include a community room, lounge, courtyard gardens and a rooftop terrace with expansive views of the Bay. The buildings also include parking, bike rooms and offices for resident services and property management.
“As a native resident born on Navy Road it is a privilege to have the opportunity for people from our community to rent a new space back in their own neighborhood,” said Oscar James, board member of Bayview Senior Services. “It has been a long time coming and we have been waiting for this day for over 50 years.”

The two buildings are designed to create pride of place for both residents and neighbors, with a crisp, clean material palette and massing that embraces the taut vertical proportions of San Francisco’s distinct contextual character. The vertical articulation of the buildings is augmented by a bold, highly contrasting color scheme to emphasize the simple but dramatic design.
The apartments feature wood cabinets, stainless steel appliances and large windows for ample natural light. Access to both indoor and outdoor fitness areas and play spaces provide choice and biophilic benefits to families. A high priority is placed on urban greening, with native plantings and lushly landscaped courtyards that are visible to the neighborhood and accessible to residents of the community. The all-electric buildings are targeting GreenPoint Platinum Rating for energy efficiency, healthy materials and water conservation.

The Office of Community Infrastructure and Investment (OCII) provided $61.5 million in funding. The project also received a $5.9 million grant from California’s Department of Housing and Community Development and an allocation of 4% tax credits and tax-exempt bonds from the California Tax Credit Allocation Committee and the California Debt Limit Allocation Committee.

Baines-Nibbi Joint Venture is the general contractor.
