Mithun joined Mercy Housing Northwest and community partners for a ribbon-cutting and community block party to celebrate the opening of Aviva Crossing! The 138,883-sf affordable family housing community addresses the ongoing displacement of low-income families and critical need for affordable housing in Pierce County.
“This development has been a true team effort – years of working together with Mercy Housing Northwest, community partners, city officials and contractors,” shares Mithun partner Casey Huang. “Seeing families move into Mercy Aviva Crossing is incredibly rewarding. We are grateful to help create more affordable housing in this region.”
This project provides 129 homes, half of which consist of family-sized two- and three-bedroom apartments. Intentional design elements like two at-grade courtyards, a playground, community garden spaces and floor lounges are thoughtfully integrated to foster connections and encourage social interaction.
With proximity to nearby Tacoma Community College, a transit corridor and an Opportunity Neighborhood, this transit-oriented community offers residents easy access to services, schools, employment opportunities and rapid transit connections. The project meets the Evergreen Sustainable Development Standard.

Project funding was supported by a combination of sources, including Low-Income Housing Tax Credits, Department of Commerce funding, City of Tacoma funds, Maureen Howard Affordable Housing Sales Tax fund and Pierce County American Rescue Plan funding.
Mithun provided integrated design services, including architecture, interior design and landscape architecture. Additional design team members include AHBL (civil engineer), Atlas Design Group (structural engineer), 4EA Building Science (building envelope) and O’Brien360 (sustainability). Walsh Construction was the general contractor.
