The Human Factor

When you walk into one of our mass timber projects, you feel the difference immediately. The interior environment is quieter, warmer and more grounded — shaped by exposed wood working in concert with daylight, acoustics, and high-quality air. These mass timber interiors combine biophilic materiality with strong indoor environmental performance, creating spaces that feel calmer while supporting measurable physiological wellbeing. Over time, that calm translates into better focus, greater comfort, and a deeper sense of connection for the people who occupy them.

A growing body of research confirms what occupants already sense. Studies measuring heart rate variability and stress response show that exposure to natural wood interiors produces meaningful physiological benefits—reducing stress, improving cognitive performance, and supporting emotional regulation. Our own post-occupancy evaluations reinforce this. At the Washington School for the Deaf, 75% of educators observed improvements in student focus, behavior and overall engagement following move-in. The project’s mass timber structure — warm, non-institutional and biophilia-rich — was central to that outcome. As executive director Shauna Bilyeu put it: “I wanted buildings that were happy and full of light. To me, that meant mass timber.”

Future-forward Construction

Mass timber enables construction that is cleaner, faster, and quieter — ideal on occupied campuses, tight urban sites and in communities seeking reduced disruption. Prefabrication delivers greater precision with fewer site deliveries and dramatically less construction waste, while accelerating schedules and reducing cost volatility. Mithun embraces these advantages through meticulous coordination and thoughtful sequencing, with a goal of delivering not only beautiful buildings, but better experiences for neighboring communities throughout construction.

Our investment in research and development demonstrates our commitment to leading — not following — the evolution of building technology. Through initiatives like the Washington Mass Timber Accelerator (MassTAC), USDA Wood Innovation Grants, REACTS Consortium and our Building Better Schools research study, Mithun is actively shaping what mass timber can become. At the Washington School for the Deaf, that research translated directly into practice: the mass timber system proved cost-competitive with conventional construction, achieved embodied carbon emissions of just 88.5 kgCO2e/m², and used less than 0.50 cubic feet of wood fiber per gross square foot—below industry standard. We are not waiting to see where mass timber goes. We are helping to determine it.
