Arras is a mixed-use residential community within the emerging, transit-oriented Spring District neighborhood of Bellevue, WA. Centered on a dynamic, landscaped courtyard with towering Loom sculpture by John Fleming, the project’s three buildings act as amenity-rich ‘spokes’ for residents. Mass timber roof structures and green roofs at the Princeton Lake Campus Graduate Student Housing bring sustainable performance and biophilic benefits into the daily experience of students and faculty. With a high-performance envelope and building systems, the design is on track to become one of the largest Passive House certified projects in the country. Sustainability synergies unite the Lake Campus development, from rain gardens and green infrastructure to geothermal exchange wells, reduced greenhouse gas emissions, carbon sequestration and low-embodied-carbon materials. At the heart of the graduate housing community is a welcoming public plaza, flanked by the retail pavilion (seen in previous image) and community center visible here. Behind, a warm wood façade highlights one of six pedestrian portals that invite residents into internal courtyards, provide connectivity between the buildings’ residential wings, and offer woodland vistas from the bridges above. When complete, the residential community will accommodate more than 600 students in apartment style homes ranging from studios to four-bedroom units, and diverse amenities indoors and out. Situated at the gateway to Princeton University’s new Lake Campus, this graduate student housing community is both grounded in its pastoral setting and a welcoming extension of main campus. Pivoting wings are arranged to optimize views and minimize impacts on the neighboring state park, while drawing pedestrian flow through paths and portals to the heart of the community. Balancing the active pedestrian character of the open quad, the three buildings define internal courtyards that provide resident privacy and varied activities—athletics, community gardening and quiet respite—while promoting a sense of place and shared identity. Innovation Hall supports experiential learning and community at the heart of the Athenian School campus, home to students in grades 6-12. Seen at dusk, the multi-purpose dining and gathering space features exposed glulam structure and expansive views to the East Lawn and oak-covered hills beyond. The new facility also incorporates diverse spaces for socializing, instruction and discovery—from the student lounge with outdoor patio to flexible classroom settings, a maker space and outdoor adventure classroom. 📷: Joe Fletcher

National Nordic Museum’s façade of vertically striated zinc panels sits comfortably among adjacent shipyards while providing a refined presence on the evolving Market Street.
