Kapuso at the Upper Yard will provide a significant amount of new housing and enhance the rich identity of this neighborhood with a landmark at a busy transit gateway. The development incorporates safe, stable affordable housing for low income families earning up to 60% AMI, with a goal of 40% existing neighborhood residents.

Serving Residents and the Community

The project includes protected open space for residents, and serves the public with active ground-floor uses and a vibrant new BART Plaza. Ground-floor tenants may include a locally owned, culturally relevant grocery and café, childcare center and bikeshare to serve tenants, neighbors and urban commuters who pass by daily. The high-performance, sustainable design is fossil-fuel free and Architecture 2030 compliant.

From Parking Lot to Transportation Hub

Located immediately adjacent to the Balboa Park BART station, the site is served by a multi-modal transit network including BART, multiple MUNI bus lines, a busy interchange of Highway 280 and dedicated bike lanes a few blocks away. The conversion of this former parking lot into transit, social and cultural infrastructure demonstrates the community’s ambitious vision to leverage the multiple benefits of affordable housing.
