Located in the heart of Seattle’s historic Pioneer Square, this contemporary, eight-story building houses Weyerhaeuser corporate headquarters. The design honors the neighborhood’s historical character, while presenting a modern, deeply-green interpretation that celebrates the adjacent park.

Animating Occidental Park

A high-performance glass curtain wall provides sun shading and a reflective backdrop to Occidental Park, echoing and animating the features of this vibrant public space. Street-level retail wraps the building base and enlivens the pedestrian experience. High above the tree canopy, rooftop meeting rooms, gathering spaces and gardens offer panoramic views of the city and Elliott Bay.

A Sustainable Development

Located adjacent to a transportation hub, this highly energy efficient building features taller than usual floors that bring daylight deep into office interior. The project celebrates sustainable design with its large rooftop solar array, green roof, and operable windows for mixed mode ventilation.

With attention to craft and detail, the new headquarters features many of Weyerhaeuser’s products and reinterprets key elements of the historic Pioneer Square neighborhood.

At the entry, a quote by the company founder is engraved in concrete, while the facing wall features digital displays presenting images of Weyerhaeuser's forests, people at work and latest products.

Operable canopies at the storefront level allow the building to breath and interact with the park, while providing flexibility to adjust to the sun and rain.

Lofty storefronts engage passersby with animated retail spaces and bustling restaurant activity; while floor-to-ceiling windows above, make interior office spaces visible and create a sense of connectivity.

Storefront and lobby entries all front Occidental Park, drawing the community through the park. Creating a vibrant streetscape and retail program was a key goal to activate the building’s edge.

The glass wall provides excellent interior daylight and views, and creates a reflective backdrop to the park’s canopy of London Plane trees.

Operable windows facing Occidental Park maximize access to natural light, fresh air and views.

The building’s design highlights today’s craft of glass walls in contrast to the century-old craft of masonry walls.

Infused with daylight, Weyerhaeuser’s interior office spaces contribute to employee well-being by featuring communicating stairs, large operable windows and low-emitting materials.

Interior spaces, ranging from huddle rooms for quick meetings to open offices areas, encourage staff to feel energized throughout the day by an ever-changing work environment.

Transparent office spaces exude elegance and warmth, harvesting daylight throughout the building.

Circulation, flexible areas, and cafés on each floor enhance collaboration and social connection among the staff.

Open communicating stairs connect levels and departments, offering a healthy alternative to elevators.

Industrial, natural, raw and warm are characteristics that describe the primary design aesthetic for the Weyerhaeuser workplace.

The rooftop amentity space provides a place for employees to work, relax and socialize and features an interpretive wall that tells the history of Weyerhaeuser.

The material palette of this rooftop training facility represents a natural, industrial and warm work environment.

An exceptional rooftop dining space exhibits the integration of architecture, interiors and custom furnishings.

Rooftop gardens enhance the quality of amenity spaces and slow down the flow of stormwater.

A continuous glass wall celebrates Occidental Park and creates a dynamic backdrop, changing hourly and seasonally.

Completing the fourth side of Occidental Park, the new structure reflects the ivy-covered historic Grand Central Building and mature London Plane trees.

The composed, high-performance west glass wall highlights the indoor/outdoor relationship between office and park, while masonry brick “shoulders” wrap around the other three façades.
