Among the diverse residents of 1180 Fourth Street in San Francisco’s Mission Bay neighborhood are 150 low income, very low income and formerly homeless families and individuals—including about 260 children. The building’s shared spaces are designed to bring residents together in ways both casual and intentional. Residents meet each other, get their mail, say hello to property management staff, and play together after school in the generous, day-lit lobby and garden courtyards. At the center of the block, the upper courtyard offers open greenspace for recreation and social gatherings with easy connectivity to the common room, family daycare units, community garden with ping pong table, and an exercise room. In honor of #AffordableHousingMonth and #ThrowbackThursday, we’re excited to share a favorite from the archives: 1180 Fourth Street. Situated at the gateway into San Francisco’s Mission Bay, the building offers critically needed affordable housing for 150 low-income families, 50 of them formerly homeless. The rich program of tenant services and amenities (emphasizing fitness, nutrition, education and community life) are transformative in the lives of tenants. Details like this exterior stair connect residents with the city and each other: circulation flooded with daylight and city views, a multilevel courtyard at the mid-block, and special nooks for children to explore. Three housing prototypes combine modular, efficient cross-laminated timber (CLT) construction with biophilic design strategies to create healthy spaces where people live, work and learn. Wood is celebrated as a design element and emerging building technology with exposed CLT shear walls in residential units and key gathering spaces. #
Student residences are centrally located at the core, or hearth, while community and amenity areas are showcased at the visible ends of the building. Heavy timber transfer decks at the base of each tower maximize flexibility for university program areas including classrooms, gyms, dining halls and shared campus amenities.
